Project overview

Residential development comprising 104 detached fee-simple homes on 65 acres at 1.6 dwelling units per acre.

Piedmont provided boundary and topographic surveys, land planning, forest resource surveys, surveys of wetlands, waters of the United States and wet soils, and traffic impact studies.

Design and entitlement services covered the concept plan, natural resources inventory and forest stand delineation, preliminary forest conservation plan, concept stormwater management plan, and combined preliminary and final plan. These addressed site layout, water, sewer, storm drainage, stormwater management, and erosion and sediment control. The work also included design of the final forest conservation plan and final plats.

Permitting services included a National Pollutant Discharge Elimination System (NPDES) construction stormwater permit and a Maryland State Highway Administration access permit. Town and county construction permits remain pending.
